Off-Market Property Websites in Australia: How to Compare Them

The BuyerHQ Research Team · 19 October 2026 · 6 min read

Search for "off-market property websites" and you will find several types of site that sound alike but do very different jobs. ## Three types of site **Portal trackers.** These collect homes already advertised publicly and show price changes, campaign history or headline edits. Useful for research, but most of those homes are already on-market. **Classified and for-sale-by-owner sites.** Owners list directly. Some homes are genuine, but there is often no agent, no Section 32 ready, and no one checking the listing. **Buyer-led off-market networks.** Agents and vendors lodge homes privately, and buyers are matched on a written brief. Fewer homes, but they are usually not advertised anywhere else. ## Questions to ask any site 1. Are the homes actually unadvertised, or copied from public portals? 2. Is there a signed authority and a Section 32 available? 3. Does the site help you get ready, or only show a list? 4. Is your contact information protected? 5. Does it cover your state deeply, or every state thinly? ## Where BuyerHQ fits BuyerHQ is focused on Victoria. It combines private off-market and pre-market homes with the tools to buy well: a [readiness check](/guide/quiz), a [buyer brief](/brief) for match alerts, a property tracker for homes found anywhere, inspection scorecards and Section 32 checklists. BuyerHQ is not a buyer's agent and is free for buyers.
