Enter the guide an agent has quoted. We compare it with the suburb's official median and Victoria's quoting rules, so you know when to dig deeper.
The agent must give you a Statement of Information with three comparable sales and the suburb median. The guide can't be lower than the agent's own estimate or the vendor's asking price. Suburb medians come from the Valuer-General Victoria, Victorian Property Sales Report (March quarter 2026). We don't publish suburb auction results, so this compares the guide with actual median sale prices rather than a past auction spread.
