Buyer's Agent Fees in Victoria: How They Work

Buyer's agents in Victoria are licensed estate agents who act for the purchaser rather than the vendor. How they charge varies, and the structure matters as much as the headline number.
## Common structures
- **Fixed fee.** A set dollar amount agreed up front, regardless of purchase price. Predictable and removes any incentive to push the price up.
- **Percentage of purchase price.** A percentage of the final price. Simple, but ask how it aligns with getting you a lower price.
- **Engagement fee plus success fee.** A smaller non refundable amount to start, with the balance paid on a successful purchase.
- **Auction bidding only.** A smaller fee for representation on auction day alone.

## What to confirm before you sign
- Exactly which services are included: search, appraisal, negotiation, bidding, due diligence coordination.
- Whether GST is included.
- How long the engagement lasts and how you can end it.
